Holiday Accommodation Rental FAQ

If you bring pets, the property must be registered as pet-friendly to accommodate guests with allergies. Many guests want to travel with their pets, so allowing them could lead to more bookings.
Prices, and therefore income, vary depending on where the lodging is located, what facilities it has and the condition it is in.
Check how much you can earn from renting out your property
Prices are dynamic, market-driven and based on demand. We monitor the booking situation and adjust the prices accordingly and focus our sales on wherever we spot a need to increase occupancy and hence your revenue.
The number of owner weeks you have each winter season depends on your benefit category.
- Maximum number of weeks per category:
- Blue: 8 weeks (max 4 during peak season)
- Green: 8 weeks (max 4 during peak season)
- Red: 6 weeks (max 3 during peak season)
- Black: No owner weeks
You choose and book your owner weeks via the owner pages on skistar.com.
As an owner, you gain access to various benefits based on how many weeks you choose to use yourself during the winter season. This determines your benefit category — Black, Red, Blue, or Green.
The benefits may include discounts on SkiStar SkiPass, ski school, activities, equipment rental, and offers from local partners. The scope and level of discounts vary depending on the category.
You can also book additional owner weeks if your accommodation is available, no earlier than two weeks before arrival.
To ensure all owners have an equal chance to rent out their properties, all rental units are presented consistently in our system. While we can’t make individual changes to the text or details shown on skistar.com, we make sure all important information is clearly communicated.
If something in your rental property gets damaged or stops working, we do our best to keep the property in rentable condition. For example, we can repair or temporarily replace a dishwasher that isn’t working.
Depending on the damage and cause, the guest may be held responsible for repair costs. For major damages such as water damage or broken appliances, you will need to contact your insurance company.
Remember to inform your insurer that you rent out the property, as many policies include extra terms for rentals. If the damage causes loss of rental income, you may be entitled to compensation.
If you own a rental property through a company and must report VAT, you will need to pay rent for your own weeks. The revenue share is slightly lower, but the cost for spring cleaning and deep cleaning is included in the agreement.
For voluntary tax liability to apply, the property must be rented out to SkiStar for continuous use in VAT-liable business. It is not possible to limit use to just the winter season and keep it for personal use during summer.
If you want to use the property yourself, you must rent it back from SkiStar on market terms. Since SkiStar rents the entire property from you and rents it out in its own name, you do not have disposal rights during the rental period. This affects your taxation.
The market price corresponds to the guest price minus a 20% discount. Rent is paid in advance, and your share of the rent is refunded as part of the regular owner settlement.
